Location and flexibility are key aspects when it comes to this excellent example of a late Georgian/early Victorian townhouse, just a stone’s throw from Westbrook Bay. If you want a large family home you have a choice of how many bedrooms you need. If you want to earn an income from a holiday let or require a separate home for adult children or elderly relatives, there is a beautifully appointed self-contained apartment/annex and, if you want to work from home, you can easily incorporate one or two offices. At the same time, if you are looking for a delightful holiday and weekend retreat, the courtyard garden requires virtually no maintenance and you are less than a minute’s walk from the beach and local amenities.
With its wrought iron balcony and ornate architrave above the first floor French doors, ground floor bay window and the stone arched frame surrounding the period front door, this elegant building is pleasing to the eye as soon as you see the exterior. While internally it still retains delightful period features including high coved ceilings, high skirting boards, solid wood flooring and fireplaces.
It is approached up steps flanked by a charming shrub bed, leading to the front door that opens into a porch and the hall with attractive plaster corbels. There is a large dining area with a bay window, built in shelving and an impressive cast iron fireplace. This could always be a sitting room and is semi open plan to the kitchen that includes very smart units with bespoke stainless steel worktops housing a built in Neff slide and hide oven, a combi microwave and induction hob with a central extractor as well as a Miele dishwasher and room for a table and chairs. From the hall steps lead down to an office with a door to the rear courtyard garden.
On the half landing there is a modern family bathroom with a bath and separate shower and built in toiletry shelving as well as a laundry cupboard with space and plumbing for a washing machine and tumble dryer. The first floor includes the large main bedroom that is currently in use as a delightful sitting room with two sets of French doors to the balcony where you can sit and enjoy sea views. There is also a large double bedroom with a built in cupboard and, on the second floor, you will find a shower room and two double bedrooms as well as a single bedroom that makes an excellent dressing room with free standing shelving and hanging rails. Alternatively one or more of these rooms could make ideal offices.
There is independent street access to the totally renovated lower ground apartment as well as via an internal staircase from the hall. However, if it needs to be totally separate from the rest of the building the staircase can easily be blocked off. The apartment front door opens into a corridor with painted floorboards and doors to a double bedroom, a very trendy wet room style shower and a charming lounge with a storage cupboard and French doors to a small outdoor seating area that also has steps up to the main courtyard garden. There is an excellent kitchen with units housing a double oven, hob and integrated fridge.
Free parking is available along Westbrook Gardens and there is a right of way at the rear of the property with gate access to the courtyard garden. This is surrounded by high batten fencing for security and privacy and includes scaffold boarded flooring and raised shrub beds while still leaving plenty of space for outdoor seating and dining areas.

We fell in love with the location and the style of the property that provided the flexibility we needed and during our time here we have created the annex, installed new bathrooms and replaced the windows. Although we are close to the Westbrook Bay beach and have the advantage of local shops such as Tescos virtually on the doorstep, it is very quiet along our road. It is only a short walk to Margate town centre along the seafront where you will find the charming Old Town with its trendy shops, bars and restaurants as well as the Turner Gallery and Dreamland. It is even nearer to the station where the high speed train can whisk you to London in under an hour and a half. Just a stones throw from us in Westbrook Bay, a new development funded by Tracey Emin is underway, Westbrook Loggia will include a community bathers club with café, hot showers, toilet facilities, sauna and winter club room, a large art studio, gym and restuarant.
Kids will enjoy the wide sandy beaches and access to the Strokes Adventure golf course, while good educational facilities are available with well-respected primary and secondary schools in the vicinity.
Westgate town centre is not far away with its unique parade of individual, canopied shops as well as Indian and Chinese restaurants and Blue Flag St Mildred's and West Bay. There is a very good and inexpensive local cinema as well as a bowls and tennis club while the Westgate and Birchington golf club is easily accessible.
