Every property is unique and each is offered a bespoke service, so we thought it may prove useful to show you the stages of preparing your property for the market with our assistance.

STAGE 1: APPRAISAL

If you're thinking of selling your property, we'll be very happy to visit and give you a report on market conditions, as well as an initial no-obligation appraisal of your home.

Should you decide to sell with us, our final assessment of your property will be made in conjunction with the Single Survey and Valuation that will be carried out as part of your Home Report (see Stage 2).

STAGE 2: HOME REPORT

In Scotland, you must provide a Home Report to show anyone who is genuinely interested in buying your property: this is a legal requirement. A Home Report has three compulsory features: A Single Survey and Valuation, an Energy Report, and a Property Questionnaire.

We can arrange for a Home Report to be carried out and produced on your behalf.

STAGE 3: PREPARATION

We'll give you honest, well-informed advice on the best way to sell your property and will create a bespoke marketing strategy for you. We'll then prepare the material that will be used to market your property.

This step involves the commissioning of high-quality professional photography of your home, drone photography and the production of floor plans. There is also the opportunity to have a video of your property made.

Your property will be placed on our website, which is linked to key property portals such as Rightmove, Zoopla, Primelocation and OnTheMarket.com

STAGE 4: LAUNCH

When your property is launched to market, a For Sale board will normally go up and viewings will start. A member of staff will conduct viewings on your behalf.

Our database contains the details of many active buyers. We'll e-mail all relevant buyers with details of your property. We can send out information through our Facebook, lnstagram, and LinkedIn accounts.

With regular property presence in trusted news outlets such as The Times, The Sunday Times and The Telegraph, we ensure homes for sale with Fine & Country South Scotland gain the best possible exposure on a national level.

STAGE 5: REPORTING AND COMMUNICATION

We're committed to transparency in our service delivery and will keep in touch at every stage of the selling process.

You'll receive regular updates from us. This will include feedback from viewings and details of all correspondence we have with potential buyers.

STAGE 6: NEGOTIATIONS

Our experienced team will conduct negotiations on your behalf. We'll use our expertise to meet your objectives for the sale and will liaise closely with you to agree a strategy to get you the very best deal.

We'll keep you informed and up-to-date with every new development during the negotiation process. You'll be able to call your selling agent at any time to discuss how things are going.

STAGE 7: CONVEYANCING, MISSIVES, AND COMPLETION

During the final stage of the process we'll be in contact with your solicitor to help facilitate the conclusion of your property sale.

We'll remain actively involved all the way through to the handover stage to help make the entire process as smooth as possible for you.
