Nestled in this private hamlet between the villages of Sole Street and Meopham you will discover this appealing detached Grade II listed four bedroom house with newly built two bedroom adjacent barn. The property is only a seven minute walk to Sole Street station (with direct trains to London Victoria) and a 12-minute drive to Ebbsfleet with high speed trains to Stratford and St Pancras International Stations. The property has been meticulously restored and extended by the current owners retaining the true integrity of the period. The property was fully rewired, with brand new plumbing also installed, and refurbished nine years ago with under floor heating to the ground floor. The entrance hall leads to utility/boot room and cloakroom/wc. The triple aspect lounge with original beams and a feature fireplace and log burner is bathed in light and takes full advantage of the gardens. The separate dining room (currently being used as a playroom) also has a log burner and leads to a spacious kitchen/diner with granite work surfaces and integrated appliances. Planning permission has also been approved (March 2021) for a boot room to be constructed on the back of the kitchen/diner.
To the first floor is a master bedroom with connecting stairs to the second floor making an ideal dressing room. There are two further double bedrooms on the first floor. The family bath/shower room has a roll top bath and separate shower cubicle and there is a further separate shower room/wc. Stairs from the landing lead to the fourth double bedroom.
Outside is a newly constructed two bedroom self contained barn/annexe with vaulted kitchen/living/home office area leading to the two double bedrooms and bathroom. There is an attached practical workshop/storeroom and garage with ample driveway parking. Established gardens wrap around the property and borders fields and Camer Park. Your own paddock/orchard with apple, cherry and plum trees connects to the garden, in all approaching one acre.

Seller Insight Having lived in London for 10 years, we were searching for a rural location that still offered easy access to the City for work and leisure purposes. Here at Camer Street, we found the perfect setting to tick both these boxes and visitors often remark that its a little bit of Devon within 45 minutes of Central London, say the owners.
We bought the house in 2011 and spent 12 months renovating it. We put in new plumbing and electrics throughout, a bespoke fitted kitchen, new bathrooms, wood burners, underfloor heating to the ground floor and a utility room area. We extended the kitchen in 2016 to make a lovely bright kitchen diner which also created additional storage space to the bathroom above. We also constructed the barn at the same time which is perfect for visiting guests and family.
Camer Park is on the doorstep to this house, and from there, footpaths lead in all directions to local village shops, lovely country pubs and the new vineyard at Luddesdown. There are some great days out locally and our favourites include National Trust woodlands at the Cobham Mausoleum, Owletts (also National Trust) and other country parks such as Jeskyns, Trossley and Shorne. The Historic Dockyards at Chatham are a 15-minute drive away and offer a fun and educational day out for adults and children alike. Local events include the annual Mayday parade in Meopham and the August Bank Holiday fete in Cobham. Our favourite restaurants include Bartellas, the Kings Arms and Cricketers gastropubs and White Finch tearooms all of which are in Meopham.
Its easy to while away the days relaxing or playing in the garden. Its an ideal space for barbeques and entertaining as adults can relax in the sunshine on the patio area and children can play safely in the garden or up in the treehouse. The flat lawn is great for a game of croquet, French cricket or kick-about. Autumn is apple picking season and weve enjoyed making our own juices and cider.
This is a home for all seasons. Our sitting room is sunny and inviting in summer and luxuriously snug and cosy in winter with the wood burner blazing. It also has a secret Harry Potter cupboard behind a bookshelf which is great for hide and seek! The kitchen is the hub of the house and a great area for hoards to gather around the kitchen table.
